Zota Construction’s careful restoration of a Grade II listed Georgian property in the Cotswolds has transformed a once‑at‑risk building into three elegant homes. Working closely with the client team, Ca’ Pietra Artisans supplied stone and porcelain surfaces throughout, crafted bespoke marble details and completed extensive exterior stonework - all with a light touch that respects the heritage of the original house.

The brief balanced conservation with contemporary living. Sunlit rooms, reinstated joinery and thoughtfully planned kitchens and bathrooms create calm, enduring spaces. A palette of natural stone and refined porcelain was chosen to sit comfortably against historic plasterwork and period details, delivering a timeless, heritage‑appropriate finish.

On the ground floors, the warmth of Buscot tumbled limestone grounds the principal rooms and complements the Cotswold stone exterior and original flagstones. Bathrooms and ensuites feature Folio marble in a honed finish, creating seamless transitions across floors, walls and skirting. Its soft grey veining introduces elegance without overpowering the architecture.

Moroccan Impressions porcelain in Joya Green enlivens compact WC spaces with a fresh, uplifting accent. In the master suites, architectural porcelains define the atmosphere. Islington Graphite provides texture and depth underfoot, balanced by Islington White to shower walls for a clean, linear contrast. Feature walls clad in Sculpture ‘Michelangelo’ Oro Brushed porcelain catch the light with a soft metallic shimmer, while Sculpture Ultima ‘Calacatta Maximus’ ultra‑slim slabs create seamless vanity backdrops, book‑matched for dramatic effect.

Our workshop fabricated a series of bespoke honed Folio marble details: shelves with full bullnose edges above basins and WCs, a marble sill to a principal window and long notched runs designed to integrate neatly with cabinetry. Every piece was templated on site and hand‑finished, achieving profiles that feel both precise and sympathetic to the period interiors. Externally, the team supplied and installed bespoke stone for terraces and thresholds, ensuring continuity from interior to garden.
